REVIEW OF PLANNING PERMIT APPLICATION FOR

520 Mitcham Road, Mitcham  (Melway Ref: Map 48 K11)

April 2005

A Planning Application from a company called ‘520 Mitcham Rd. Pty Ltd’ has been lodged with the Whitehorse Council. This Application proposes the development of 37 dwellings on the property located at 520 Mitcham Road Mitcham, plus the construction of internal roads.

Details of development:

        Dwellings              37, mix of single and double storey units and double storey apartment block

        Site Area               9240 square metres

        Site Density           1 dwelling per 250 square metres (excluding the provision of the roads)

                                     1 dwelling per 206 square metres (estimate, with provision for roads)

(this would be the equivalent of building four (4) dwellings on an average residential allotment of 800 square metres)

        Site Coverage of buildings      3556 square metres or 38% of the entire property

          Hard Surface Coverage          5395 square metres or 58% of the entire property

            (includes buildings/paths/driveways)

        Tree Retention             Only 11 trees are proposed to be retained.

        Car parks                    A total of only 45 car parks have been allowed for (incl. for visitors)

 

Large A1 plans can be viewed at the Whitehorse Council offices; alternatively, the Mitcham Residents Association Incorporated can provide (for $2 to cover costs) an A3 copy of 5 sheets, detailing all elevations, ground floor and upper floor plans. The Mitcham Residents Association Incorporated urges you to take a walk along Mitcham Road and view the property as it currently exists. Imagine the impact that such a development would have on the property and the surrounding properties.

Below are some notes that are intended to assist you in a systematic review of a Planning Permit Application. If you are concerned with this proposal, use these notes to assist you in lodging an objection to this application.You may not be affected by all of the issues raised in these notes, use them to thoughtfully review the application as its potential impact is perceived by you.

 

Design & orientation – is the design sympathetic with the surrounding development?  

Landscaping – have mature trees been retained or removed? Is it important to retain a tree canopy? Will the proposed landscaping enhance the surrounding area? 

Car parking – is adequate car parking for residents and visitors provided on site? Do you anticipate that cars will be parked outside of the development on the street? 

Privacy and overlooking – does the development impact or intrude on your privacy by overlooking your property or by noise due to proximity? 

          Local infrastructure – is local infrastructure going to be overloaded, drains, sewers, roads etc..
